Make time to prevent a major problem

Take just a few hours on a Saturday afternoon to check and correct any of the following items around your house and you can prevent major problems, and costly claims, for you and your family.

1.  Pull the refridgerator out and vacuum the coils and any debris under the unit.

2.  Check for and remove any lint from your dryer vents (and check the outside for debris that  birds may deposit in your vent openings).

3.  While you’re checking your dryer,  look at the  hoses conneting your washing machine to the water source.  Be certian that the hoses are in good condition, and that the connections are strong.

4.  Look under your toilets and be certain that all connections are at least hand tight.  Also check for any cracks in the bowl or tank.  While you’re in the bathroom, remember to look under all vanities for any indications of water leaks.

5.  Feel like climbing today?  Carefully get up on your roof and check the exhaust fan screens for any leaves or other debris.  While on the roof, check  gutters for any blockage, and any shingle tabs that may be lifted.

Most major claims are a result of not checking these items around your house.  Is it worth not taking the time?

C&D Insurance

On July 6, 1957, C & D Insurance Service, Inc. opened their doors for business  in downtown Angier.  Fifty years later, August 20, 2007, we moved into our current location at 53 South Broad Street East, Angier, NC.   Originally a Ford Motor Dealership, our building houses the only manually operated, counter-weight elevator system in the area, used to transport the model T’s from the show room to the service floor..  Because our office was once an antiques auction house, we have found many treasures within the walls that we now proudly display.  Come visit us — we would love for you to stop by for an insurance quote and  we’ll also give you a tour back through some of the history of Angier.

Saving Tips: Washing Machine

Most of us give very little thought to maintaining the work horses in our homes known as the washing machine and clothes dryer, (except for the mandatory lint screen cleaning), but did you know that:

  • Washing machine-related failures are one of the top 10 leading sources of residential water losses.
  • A review of 525 washing machine claims revealed that more than half of all claims occurred when the supply hose failed.
  • About one quarter of the supply hose failures occurred within the first five years, about half within eight years and more than three quarters of the supply hose failures occurred within the first 10 years.
  • Monthly inspections of the hot and cold washing machine supply lines are recommended.
  • Replace supply hoses every five years, even if there is no obvious deterioration or wear. Some signs of deterioration may occur from the inside out and may not be visible until it is too late. When replacing washing machine supply hoses, always choose a reinforced steel braided hose over the traditional un-reinforced rubber hose. (1)
  • Shut off your hoses when not in use. You can either shut them off manually each time, or install an automatic washing machine shutoff valve, such as the Watts Intelliflow.
  • Never leave your washer on when you are asleep or out of the house. (2)

The photo accompanying this article is of a twenty year old washing machine hose I discovered in a rental home. As an out-of-town landlord, I was overjoyed that I caught it before having a huge water damage claim, but just the same, I’m also glad that I replaced my four year old rubber washer hoses in my North Carolina home with reinforced steel braided hoses about a year ago. If you are still not convinced to check and/or replace your washer hoses, ask Dale Floyd in our Commercial Lines department about her personal eight week ordeal of dealing with contractors making repairs from a washing machine “flood” in her home.

Water Damage

Has someone ever called you and said “My house flooded!”? It happens to us all the time. In some cases our client has experienced flooding from an external source, but unless they have purchased a separate Flood Insurance policy, water damage may not be covered. Flooding from an external source, whether it’s due to a river, creek or stream leaving its banks, a stopped up storm sewer on the street, a broken fire hydrant or an insufficient gutter and foundation drainage system is excluded from virtually all homeowner’s, renter’s and landlord dwelling policies.  Remember, damage caused by rising water, is only covered by a separate flood policy.  Also, ask us about the difference between a Standard policy and a Preferred Risk policy.

Sometimes our client has experienced “sewage backup” due to a clog within the limits of the home’s plumbing system or due to a problem in the public sewer system at the street. In this case, we hope our client followed our advice to purchase “sewage backup” coverage as an endorsement to their homeowner’s, renter’s or landlord policy.

Usually we discover that our clients have experienced what insurance companies call simple “water damage” due to a failed fresh water pipe or failed appliance (washing machine or dishwasher). Although the repair of faulty appliances or old plumbing most likely will not be covered, the damage caused by this loss would be covered by their homeowner’s policy, but subject to the policy deductible.

Auto Insurance

In the Fifties, when C&D Insurance first began, auto insurance was not the same as it is today! Car insurance polices actually evolved from maritime insurance hundreds of years earlier. The policies were to cover any losses and damages that might occur to property that was transported by ship. When the automobile was invented, these marine policies acted as a blueprint for car insurance. The first car insurance policy offered only liability coverage to protect any property that might be damaged by a motor vehicle. This first policy was written by an English insurance company back in 1895. In the U.S., the first liability car insurance policy was not written until 1898 and the first policy holder was a Dr. Truman J. Martin. It wasn’t until 1927 that Massachusetts became the first state in the U.S. to pass the first mandatory insurance law.

Fire!

Since the discovery of fire, man has been trying to tame it. Our forefathers fought structure fires with bucket brigades and human and horse pulled pumps. In today’s society we stress fire prevention and detection: Battery powered smoke detectors are available for free in some communities, new homes are required to have multiple detectors linked so that they all blare a warning if any one of them detects smoke or heat, modern burglar alarms now have integrated smoke and heat detectors and residential fire suppression systems (sprinklers) are becoming more commonplace in new homes.

Unfortunately we don’t all live in new homes and not all prevention and detection systems are fail-proof. That’s why you need the best home and fire insurance your money can buy, backed by a reputable insurance carrier.
